A commercial mass-timber (CLT) building sits above a two-storey concrete parkade, creating a durable base and a warm, expressive structure above. Inside, the spaces are defined by generous 15-foot ceiling heights that bring in daylight, improve flexibility for commercial tenants, and give the interiors a distinctly open, loft-like quality.

The exterior expression is intentionally restrained: long, vertical windows establish rhythm and proportion, while black corrugated metal wraps the envelope to create a cohesive, contemporary identity with minimal detailing. At the top, the roof becomes an amenity level—fully accessible and designed as a shared destination—with a community garden and summer kitchen oriented to capture expansive mountain views, supporting both tenant wellness and informal gathering throughout the warmer months.
